Instant Value market values are estimates of value of a condominium apartment, cooperative apartment or a house. The estimates are the starting point for computing market value and are not a substitute for an individual appraisal by a licensed professional. The Instant Value market value estimates are based on a proprietary algorithm that uses not only public data but also rates the property using factors used by professionals and then computes value on a price per square footage basis. It uses thousands of market sales during approximately twelve months prior to the valuation. The accuracy of the individual value estimate is subject to the accuracy of the information inputted by users about the size of the property and the condition, kitchen/bath and view ratings, as well as changing market conditions and the availability of data.
